Professional photos of your house help to paint an enticing picture of your Home to prospective buyers. You want to make sure that you put your best foot forward in having your house look its best before the photos are taken because these photos will be used to be posted on the MLS. These Photos will be what prospective buyers will be looking at when considering whether or not they will want to see your home and potentially put and offer down on it.

Here is a list of 20 tips for getting your house ready for your professional photo-shoot so that your house is represented well on the MLS. There are tips for both the inside and outside to make sure your house looks its best when the photos are taken.

Interior Checklist

  • Clear and clean kitchen and counters

  • Clear and clean bathroom sinks, tubs, and showers

  • Replace burnt-out light bulbs

  • Turn on all the lights in the house

  • Open all window treatments (Blinds, Curtains, etc.)

  • Remove unnecessary furniture and decor to declutter

  • Remove floor-mats and runners

  • Turn all fans, computer and TV screens off

  • Clear all appliances of magnets and clutter

  • Clean bedrooms, vacuum, and make all beds

  • Remove all personal photos and items

  • Put all shoes and jackets in closets and then organized and declutter the closets

  • Clear the house from all nightstands and dressers to make rooms look larger

  • Remove all pet items

Exterior Checklist

  • Tidy up the yard and landscaping

  • Sweep porches and decks

  • Clear cars from road and driveway

  • Hide all garbage cans and lawn equipment

  • Remove BBQ covers

Other Things To Be Aware Of

Weather can really put a damper on plans and can lead to a need to reschedule the photos. Remember that you are trying to represent your house in its best light and thus a bright sunny day should lead to your house looking its best.

Photographers can take some time to take all of the photos. Be prepared to leave your house for a couple of hours to ensure that the photographer has enough time to take all the photos that he/she needs for your MLS listing

It may take some time for the photographer to process your photos in Photoshop before they are ready. Some photographers can take up to a week to get you your photos back.

If you do leave the house, leave instructions and and a key lock-box for the photographer so that they can unlock/lock the house when the come/leave respectively.
